How it works

From a walk outside to your front door.

A custom home takes about two years from first meeting to move-in. Here is what happens during those two years, and who you'll be talking to.

Walk the land

We meet on your lot, with coffee, and spend an hour outside before anyone opens a laptop. By the end we know where the house wants to sit.

Draw

Your designer brings a first plan to scale, along with a budget that names real materials. Most homes go through three rounds.

Choose

Monthly sessions with your selections lead, one room at a time, with samples on the table and a running total beside them.

Build

One site lead, one schedule, and a photo update every Friday. Your budget sheet stays open to you the whole way through.

Live in it

We return at one month, one year, and five years. Doors settle and needs change, and we would rather hear about it from you.

Money and time

What to expect along the way

When do I pay for design?

Design is a flat fee, due in three parts as drawings are approved. If you build with us, a share of it comes off the construction price.

What happens if I change my mind mid-build?

We price the change the same day, in writing, with the effect on the schedule. You decide before anyone touches a tool.

Can I visit the site whenever I want?

Please do. We ask that you wear the boots we give you and let your site lead know you are coming.

Do you handle permits and inspections?

Yes. We file everything, schedule every inspection, and keep the paperwork in one binder that becomes yours at move-in.
